Further, properties which show ZERO Days On Market (DOM) were New Construction Orders and were submitted to the MLS by the Selling Agent (Buyer's Agent) for statistical purposes only.  These sales are NOT included in the DOM averages shown.

 

**Average list price to sale price ratio is actually lower than shown due to new construction sales in 2004, 2005 and 2006. This is a result of the following factors:

New Construction Orders (sales) which are placed in the MLS typically show the

Sale Price and the List Price as the SAME amount.  Thus raising the average LP to SP ratio for that transaction.

Spec Homes: In some cases these sales show as SOLD at List Price.  However in many cases, additional options were added at either NO CHARGE or a MINIMAL CHARGE in lieu of a price reduction.  Thus raising the SP to LP ratio for that transaction.
